The average tank-based water heater lasts between six and thirteen years.
Where it falls on that spectrum will depend mainly on whether or not you’ve been able to keep up with the annual maintenance that manufacturers suggest.

TANKLESS WATER HEATERS
Tankless water heaters are certainly becoming more popular than their tank-based siblings, perhaps because they’re more tech-forward. They also have longer lifespans in general.
If you take proper care of your tankless water heater, you can expect it to last for up to twenty years!
Plus, the maintenance for a tankless heater is a little less demanding than the traditional versions. Instead of flushing out 40-60 gallons of hot water all at once during maintenance, you can instead focus on more important things like making sure that the water and air filters are changed at least once a year.
Each kind of heater requires a different type of maintenance, but they’re equally as important.
Even if you’re perfect at taking care of your water heater, it’ll need to be repaired and eventually retired one day.
