New HVAC Project

Completion Date: September 2025
For this project, our scope included crane lifts, demolition of existing Lennox units, exhaust fans, hood, grease duct, and SF-1, along with installation of owner-furnished equipment including a new SF-1, Lennox unit, and rooftop exhaust fans. Additional work included furnishing and installing galvanized ductwork per SMACNA standards, duct insulation, registers, grilles, diffusers, curb cap, temperature and humidity controls, DDC BMS integration, 3D BIM modeling, HVAC cleaning, and general site cleanup, along with a one-year labor warranty.

- 1-year labor workmanship warranty.
- furnish and install r6.0 duct insulation wrap.
- sign on to the general contractors’ building permit with all related fees paid by the general contractor.
Our scope excluded line and low voltage wiring, fire safety systems, asbestos work, structural and seismic components, ceiling and fireproofing repairs, roofing, plumbing, commissioning services, ANSUL systems, LEED certification, prevailing wage requirements, bonding, overtime or premium labor, and other specialty trades, with select items such as housekeeping pads, painting, and certain construction elements by others.

We are pleased to provide you with our proposal for the Mechanical systems to
the above referenced project. Our pricing is based on the plans dated 04/21/2025. The following is the scope of work.

DETECTORS OF ANY KIND INCLUDING FIRE SAFETY.
• HVAC CLEANING OF EQUIPMENT & DUCTS.
• TEMPERATURE CONTROLS AND HUMIDITY SENSORS
• DEMOLITION WORK.
• COMPOSITE LABOR, BROOM SWEEP OF FLOORS & DUMPSTER CHARGES.
• DRYWALL ACCESS DOORS FOR CEILINGS OR WALLS.
• HOUSEKEEPING PADS (BY OTHERS).
• CONCRETE, DRYWALL, CUTTING, CORING, REMOVAL, FRAMING & ETC.
• TEMPORARY COOLING & HVAC MAINTENANCE.
• PROTECTION OF MATERIALS & EQUIPMENT FOLLOWING INSTALLATION.
• ASBESTOS WORK OF ANY KIND.
• SEISMIC RESTRAINTS, OR RELATED WORK.
• CEILING REMOVAL OR REPLACEMENT, OR REPAIR OF GRID.
• FIREPROOFING REPAIRS OR BACK CHARGES.
• STRUCTURAL & SUPPLEMENTAL STEEL FRAMING, AND PLATFORMS.
• X-RAY OF FLOOR SLABS OR ROOF DECK.
• PAINTING OF MECHANICAL AND PLUMBING SYSTEMS (BY OTHERS).
• ROOFING WORK OR CUTTING OF ROOF.
• PLUMBING WORK, DRY WELLS, HUB DRAINS.
• COMMISSIONING SERVICES BY REGISTERED AGENCY.
• ALL ANSUL INSTALLATION AND TESTING W/FIRE MARSHAL.
• LEEDS CERTIFICATION EXCLUDED.
• BUY AMERICA ACT DOMESTIC REQUIREMENT.
• DAVIS BACON WAGES FEDERAL WAGE.
